What is Creative Finance?
Creative finance in real estate refers to non-traditional methods of structuring deals to purchase, sell, or invest in properties. These strategies often minimize or eliminate the need for conventional bank loans or large cash down payments. Common creative finance methods include:
Seller Financing: the seller acts as the lender, allowing the buyer to make payments over time
Lease Option: Renting a property with an option to buy it later
Novation: providing a set price to a seller and listing the property on the MLS
Subject-to: Taking over an existing mortgage and making payments on the seller's behalf
One of these methods (or two or more of these methods combined) is what we like to refer to as "Terms"
